Building Surveying

Condition Surveys / Dilapidations provides an overview of the maintenance requirements and defects measured to a notional or pre-recorded standard. We often use this survey for clients with a property portfolio managed under a lease agreement.

Planned Maintenance Surveys, Condition Surveys /Priority Evaluations are commonly used for Public Sector, Housing Sector and Higher Education buildings. The information we provide our client with enables them to develop a maintenance strategy based on the requirements identified in the survey. It will be a basis to develop a long-term financial strategy to meet all requirements.

 

Measured Building Survey are used when a client's records are incomplete and drawings of buildings are no longer available or clearly show discrepancies. We provide new drawings based on the measurements we take on site.

Building Surveys provide a comprehensive review of the building, its primary and secondary elements, its structure and all qualities specific to its design. It will identify and diagnose defects with recommendations for repair and remedial works. On request we could arrange for implementation of remedial works as a separate instruction

Often clients need to establish facts about the condition of an estate or property they own, ma-nage, intent to sell, or in acquisition. Others may wish to know about the maintenance requirements ( and costs) of build assets for a set period of time, sometimes including a review on specific defects.

Statutory Compliance Surveys are designed to ensure that Public Sector building clients and those in the Higher Education sector meet all their legal requirements regarding the configuration of the building. Operational and managerial aspects are excluded from this survey. We refer to our Audit Service for Statutory Management procedures which looks at these aspects separately, as a health check of the procedures in place. We can arrange for re-testing / assessment of elements or procedures not in compliance.

 

DDA audits confirm minimal standards regarding to compliance of buildings with Building Regulations. Our audit includes all management procedures, relevant to the functionality of the building and processes, as well as its accessibility.

 

When requested we arrange for detailed adaptation of buildings, spaces and equipment to facilitate specific and bespoke individual requirements, under a separate instruction.

 

Audit service for Statutory Management Procedures, are provided for clients who wish to ensure that all procedures in relation to statutory compliance are being followed and in the format as required by the regulatory authorities. Examples of this are water management in relation to Legionella, fixed electrical testing, asbestos, etc. We will include for recommendations in cases where we find that the required procedures are incomplete or inadequate or in need of updating.

 

Compliance with Statutory Legislation is an often underestimated liability, and may effect you when a random and detrimental event occurs. The consequences may vary from a written warning through to a substantial fine, claims for financial compensation, and even a jail sentence, Statutory compliance can relate to the buildings specifically but may also include procedures to be followed.
